A kitchen that passes review and still works at peak service.

Most kitchens that fail food-safety review do not fail on equipment. They fail on flow, separation, finishes and drainage — decisions locked in at concept stage, long before anyone submits. THS designs to those requirements from the start, so the layout your local consultant submits is the layout you actually build.

What this solves

The problems that cost UAE fit-outs time and money.

Written for owners, operators, developers and fit-out contractors working on F&B space in the Emirates.

?

Common problems

  • Layout drawn to look efficient, then rejected on raw-to-cooked cross-flow or toilet adjacency.
  • Equipment ordered before utility loads, exhaust volumes and drainage points are fixed.
  • Grease interceptor left inside the tenancy because nobody checked the plot early enough.
  • Canopy and duct routing clashing with structure or fire compartmentation at shop drawing stage.
  • Submission cycles repeating because the drawing set never matched the reviewing authority’s format.

What THS delivers

  • Zoned layout with clean unidirectional flow and correct separation of raw, cooked, wash and waste.
  • Equipment schedule and BOQ with capacities matched to menu and covers, not catalogue defaults.
  • Utility load schedule — electrical, gas, water, drainage and exhaust — issued for MEP coordination.
  • Finishes, falls, gully positions and handwash locations specified to food-safety requirements.
  • A documentation set your licensed local consultant can take to review without redrawing it.

Designed to the code

The review points we resolve before drawings leave our office.

These recur in food-safety review across the Emirates. Each one is cheap to solve on a concept drawing and expensive to solve on site.

Flow and separation
Receiving through storage, preparation, cooking and service without cross-contamination paths. Chemical stores and welfare kept clear of food areas.
Surfaces
Impervious, light-coloured, cleanable wall finishes to not less than 2 m, coved junctions at floor level, cleanable ceilings with access provision.
Drainage and grease
Correct falls, trapped and vented gullies draining high-care to low-care, and interceptors positioned outside the premises where the plot permits.
Ventilation and fire
Canopy sizing with removable filters and make-up air strategy, coordinated with hood suppression and duct fire rating under the UAE Fire and Life Safety Code.

FAQ

Commercial kitchen design in the UAE.

The questions that come up on nearly every enquiry.

What information do you need to start a kitchen design in Dubai?

Menu direction, expected covers and service model, the shell or site plan, the affection plan or plot details so we can confirm the approving authority, and available utility provisions. That is enough to produce a first concept layout.

Does THS get the kitchen approved by Dubai Municipality?

We produce the design and documentation to the requirements the reviewer applies, and we support the technical queries. The submission itself is made by your UAE-registered consultant or contractor, because only a locally licensed consultant can submit.

Can you work from an existing architect’s layout?

Yes, and it is common. We review the shell, circulation and service positions, then plan the kitchen within it — flagging early where the shell will not support the operation the brief describes.

Do you specify equipment brands available in the UAE?

Yes. Specification is written around what is supported locally, with service availability and spares in mind, so procurement and after-sales are realistic rather than theoretical.

How does this compare to appointing a UAE-based kitchen consultant?

You still need a local consultant for submission. What changes is the cost of the specialist design work itself, which is where THS is typically well below local rates for equivalent documentation depth.

Send us the menu and the shell plan.

We will come back with the approval route that applies, the flow risks we can see, and what the design needs to resolve first.
